A League table by My Property Host found the best boroughs to rent out a home in the festive period. Westminster, Kensington and Chelsea were at the top, where a flat for two people could yield circa £450 on average for three nights at Christmas.

As many Londoners gear up for the Christmas exodus, new research has revealed that those who let out their home on Airbnb while they’re away could earn enough to pay for presents for all the family

The study, by the Airbnb property management service My Property Host, found that a flat in Westminster could earn £477 in just three days, with properties in Kensington and Chelsea (£447) and Camden (£417) not far behind in the top 10 boroughs with the most lucrative letting potential.

The research used the average nightly price quoted by Airbnb – which currently lists more than 55,000 homes across London – to calculate what someone letting a property to two people could earn over three nights at Christmas.

My Property Host managing director Elena Lopez said:

“December can be a fiendishly expensive month, and many Londoners are looking to Airbnb to help them ease the financial pain. The proposition is compelling – if you are leaving the capital to stay with family or friends, rather than leaving your property empty, you can set it to work for you.

“Those with homes in the most desirable areas could earn enough to shower their family with Christmas gifts, or treat themselves to a detox once the Christmas excess has past.

“However when renting out your home over the festive season you should vet would-be guests carefully to ensure that when you return you’ll find it in the condition you left it.
